Loan-to-value (LTV) / down payment
Loan-to-value is the loan amount divided by the value of the home. The down payment is the rest of the price, paid with your own money.
If a home costs 3 billion dong and you borrow 2.1 billion, the LTV is 70 % and the down payment is 900 million. Your bank decides the highest share of the value it will lend.
On top of the down payment, a buyer in Vietnam pays taxes and fees at purchase. The home-buying costs calculator adds them to the total you need in hand.
